If you're getting ready to buy a home, pre-approval is the first real step, and it's one you want to get right. Here's how we walk our clients through the process, from that first conversation to closing.  

The Step-by-Step Process

We start with a conversation with one of our preferred lenders. They can guide you and help determine the best path forward based on your specific situation. The full lending process typically takes somewhere between 14 and 30 days, but the early steps move fast. You can get pre-qualified with a single conversation and pre-approved within a day or two.

Here's what the process actually looks like from start to finish:

  1. Talk to a lender. This is where it all starts.
  2. Fill out an application.
  3. Get prequalified. This is a quick, informal estimate based on the information you provide.
  4. Provide documentation. The lender will ask for things like pay stubs, W-2s or tax returns, bank statements, ID, and employment verification.
  5. The lender verifies your income, credit, and employment.
  6. The lender provides pre-approval. This carries a lot more weight with sellers than prequalification does.
  7. Once you're under contract, your file goes to underwriting.
  8. Underwriting may come back with requests. This could be an addendum, clarification, or additional documentation from you or your agent.
  9. The loan gets approved.
  10. The file gets cleared to close.

Knowing what documents you'll need ahead of time makes this whole process move a lot faster, so it's worth pulling together your pay stubs, tax returns, and bank statements before you even make that first call.

Here's something we can't stress enough: there should be no changes to your finances between the time you get pre-approved and the day you close. If you're thinking about paying something off or making a large or unusual purchase, talk to your lender first. Lenders can and do pull your credit again as they're funding the loan, and if something's changed, they can choose not to move forward.

This trips up buyers more than almost anything else. A new credit card, a new car, even paying off a loan at the wrong time, can all create problems. When in doubt, call your lender before you make any financial move during this window.

Loan programs and first-time buyer incentives shift over time, so it's always worth asking your lender directly what's currently available. Don't assume you don't qualify for something. Just ask.
