Salt Lake County & Utah County Housing Market Report: May 2026

Summer is nearly here, so it's time to review the May Utah housing market results in Salt Lake County and Utah County, and to look ahead to June. In May 2026, the median home sale price in Salt Lake County and Utah County was $555,000, up 3.7% year-over-year. Homes averaged 53 days on market, and 1,931 homes were sold, a 9.8% decrease from May 2025 but part of a positive year-over-year trend.

May 2026 Housing Market Summary: Salt Lake & Utah County

Median Home Sale Price: May 2026

The median sales price is up. In Salt Lake County and Utah County, we ended the month at $555,000, up 3.7% ($20,000) from May of last year.

Average Sales Price: May 2026

The average sales price is also up. We saw Utah homes selling for an average price of $647,970, up 2.6% or $16,173 from where we were in May of last year.

Sold Listings: May 2026

The number of homes sold has dropped slightly. We ended the month with 1,931 homes sold in Salt Lake and Utah County. This is a 9.8% decrease (219) from last year. However, the previous three months were all up, and we are up 2.8% year over year. 

Average Days on Market: May 2026

Homes in the Salt Lake Valley are taking a bit longer to sell than last year. We are looking at an average of 53 days on the market, which is only 4 days longer than last year's 49 days. While the last 12 months have seen an average of 15.4% more days on the market, May was only 8.2%, suggesting things are moving a bit faster heading into summer.

These are all positive metrics as we move toward the end of the spring market and into the Utah summer real estate market.

The bottom line is that today's Salt Lake County real estate market rewards strategy, whether you're buying or selling. Buyers can negotiate more effectively, and sellers need to price aggressively and present well.
